Mr. Ron Winkle. Mr. Winkle presented ten department summaries that he
labeled as Business Plans; it was apparent that Mr. Winkle and his Business
Manager has no clue what the function of a Business Plan is or it's purpose.
These ten summaries had no mention of Growth, Goals, P&L, Market
Share/Marketing, or a three to five year outlook plan. Mr. Winkle advised
the Board that the projected ($1.5mil+) LOSS is acceptable. The 8% (1040)
publicized Sun City resident participation represents approximately 25% of
the Sun City Market potential of 3200 players; this represents a loss of
more that 2000 residents that are playing on other Golf Courses for what
ever reason. It's not what we don't have it's what we could have. It is
impossible for committee's to make the proper business decisions that is
need to produce profits instead of budgeted losses.
The same logic would apply the food & beverage business as well.

Business Plan:
* As a management tool, the business plan helps you track, monitor,
and evaluate your progress. The business plan is a living document that you
will modify as you gain knowledge and experience. By using your business
plan to establish timelines and milestones, you can gage your progress and
compare your projections to actual accomplishments.
* Losses could be reduced by 10% with the elimination of the Business
Managers position.
* What is a customer worth?
* Sun City amenities should be treated as social mixers for our
residents.
* Just think what the results would be if each resident would invite
one guest per month to their community.
* The solution is in the system.
