Something to think about:
I have found when solving a problem to look for the common denominator, demographics seems to be the common denominator with the problems in Sun City's politics. It is apparent, by the blatant disregard of the governing documents and that the Board of Directors have the attitude they are not accountable to the Owner- occupied units. In the past many unit Owner's have pointed out the failed direction of our HOA only to be treated with utter contempt by the past Board of Directors. 

 DEMOGRAPHICS:
·         Number of units=7800
·         48% of units voted,
·         52% of units did not vote
·         4 Class of units, Investor (rentals) /Snowbird/Bank owned/Home Owner occupied

QUESTIONS:
·         Why did 52% of the units choose not to vote?
·         Why is there so much apathy with the 52% of none voters?
·         What motivated to 48% to vote?
·         Of this 48% how many units are Owner- occupied?
·         Of this 48% how many units are Investor (rentals) / Snowbird / Bank owned?
·         What effect did the non Owner- occupied vote have on the 2010 Board election?
·         Who does the Board of Directors represent?
·         Is Sun City Lifestyle better served by the Owner- occupied or the Investor/Snowbird/Bank owned?

CONCLUTIONS:
An owner-occupier is a person who lives in a house that he or she owns; the purpose being to enjoy the recreational, health, safety, social and leisure interests with their neighbors.

An Investor is a person that purchases and holds assets in hopes of achieving capital gain or cash flow, this is not for the good of our Sun City Summerlin Lifestyle.

Apathy is the lack of interest in anything, or the absence of any wish to do anything; apathy is the result of the Owner- occupied units being disenfranchised by the past BoD's policy & decisions. Other contributing factors to the apathy are the Concerned Citizens this is a small group of about 20 people that formed a private political party about 10 years ago. This  group's mission is the use of tactics and strategies to gain power and control in the Sun City Summerlin HOA. This group has control of communications through there publications THE VILLAGE VOICE (Bjonerud), SUN CITY NEWS (McCanna) & CHAT-LINE (Bjonerud). The Concerned Citizens group has labeled themselves as the official spokesmen for the Sun City Community, misrepresenting the Board and Exertive Director’s performance to the non-resident unit owner.

The Owner- occupied Lifestyle and property values are being affected for  the benefit of the Investors financial interest.
The Investor shares his cost of doing business with the resident Home Owners.
