Sheila R. McCanna; I take exception to your assumption and accusations pertaining to any candidate while acting as an official spokesman for the Residents Form and our Sun City Community, how dare you include the fine residents of this community in your alley cat remarks.

I also take exception to your assumption and accusations pertaining to Kitec re-plumbing contractors being less than honest. As I write, my home is being re-plumbed by a highly competent professional firm, nothing like you are insinuating. 

 Could it be that your Electioneering practices of the past are the reason that YOU get snubbed?

If you plan to go to Carolyn Goodman's event at Desert Vista this Sunday afternoon I hope you will ask her why she snubbed our Sun City Residents' Forum invitation, (confirmed with her campaign scheduler two weeks prior to the Primary election), to meet on our Stage with Chris Giunchigliani and Mitch Fox (Channel 10) for an evening of give and take and response to our questions at our regular Residents' Forum meeting on May 11th!  I guess that was a long sentence and I'm going to let it stand. 

It's not that she was worried about "debating" with Chris G. because they are debating all over town! Everywhere but here!  Oscar Goodman has enjoyed our company for 12 years as he was sponsored for two visits every year by the Forum!  Whats up with the rejection?  Why would she ignore our announced program?   No reason was given other than "Carolyn has scheduled her own event".  That was it! 

Oh well!  Here's what will happen May 11th:  Chris Giunchicliani and Mitch Fox are going to appear on our Desert Vista stage in a living-room type of set - comfortable and relaxed.  Although Mitch Fox will take Chris through all of the issues, and she will be able to address each at length and in depth, you will also be able to ask her your questions directly.  I'm certain this format will allow you to better analyze the differences in philosophy, knowledge and ability to lead between the two candidates for Mayor of Las Vegas. 

You will NOT need to pick up tickets for the May 11th event (as announced in the May LINK) since I'm not concerned about "selling out".  I hope you will  make it your business to attend both events and give plenty of thought to your vote in June

A Note about the re-plumbing of the homes that were previously re-plumbed by Del Webb's sub-contractor prior to 2004.  So far two companies have been assigned (there may be more coming in a while) - Rakeman Plumbing and Dynamic Plumbing.  Although both companies may suggest you add the re-plumbing of the cold water lines to the attic at your expense,I concerned to know that Rakeman plumbing is selling it with a very heavy hand.  They are telling our homeowners there have been "many" cold water leaks under the slab here. I have not heard of even two cold water leaks in copper under-slab pipes in more than five or six years.  I can't know about every problem that happens here but it seems to me if cold water leaks were happening I would be aware of it. I sure hear about everything else.

If your finances are in good shape and you will be more comfortable having both lines replaced that may be a great idea.  There's no way to know whether the cold lines may leak in the future.  I don't mind the plumbing company giving the homeowner the choice but the way it is being presented is, to me, over-the-top.

If you  are a retired educator or school administrator you will be interested in our June Forum program.  I would really appreciate a note from you telling me about your background (briefly).  We are going to present the many ways our residents can help our schools at the program.  I'd like to have a group of Sun City residents who will help organize the many volunteers I expect to emerge from the program.  There's a lot we can do.  If you're interested and have ideas please drop me a note.

Ms. Barbara Cogar, SCSCAI-ED

My name is Dwain Kramzar. I am a thirteen year member/home-owner here in SCS HOA. Over several years I have expressed my and many other member/home-owners concerns to the Board and Management regarding the Golf and Restaurant business yearly losses.

Last Monday April 18th Director Caroccia phoned me with his thoughts and recommended that I coordinate a meeting with you, Tom Brennan, Sue Papilion and myself. After much thought I would like to set up a one on one meeting with you first; this would give you and I an opportunity to start off on the same page. My goal would be;

  • A FEW REASONS WHY BUSINESS CAN FAIL
  • Concept: On February 8, 2010 I recommended an Management Coaching concept to the Board. In the past the Golf and Restaurant business have had yearly losses exceeding 2.5 million and rising. The only disciplines of these losses are the Budget approved by the Board, no P&L or Cash flow statement. 
Ms. Cogar, I would like to incorporate many of these concepts in my presentation. Do you have any thoughts or ideas? Give me a call at your convenience.

Coordinate meeting with Tom Brennen, Sue Papilion, Barbara Cogar


Ken, last night I thought over our phone conversation. I would like to set up a one on one meeting with the ED. This would give the ED and I an opportunity to start off on the same page. My goal will be;

Opposition to Proposed SCS Budget


SCSCAI Board of Directors,

I would like to voice my opposition to the proposed flawed SCSCAI Budget. This Board and previous Boards have refused to implement a Professional 101 Business Plan; therefore producing millions of dollars in yearly losses. These losses are the Boards basis for an increase in dues. Not only have they refused to implement a Business Plan, the Board is on record lying about the existence of having a plan as outlined in my November 16, 2009 Complaints to the Board.


 1. DECEPTION: The Board and Management have repeatedly misled, deceived
and lied to homeowner's regarding existence of a Business Plan for Sun City
businesses creating well over $2,000,000 yearly losses for our community. At
the August 31, 2009 Board meeting I petitioned the Board for the
implantation of a Standard Business Plan for the Sun City Businesses after
finding out that no such Plan existed. President Post has instructed Board
members and Management (Mr. Winkel) not to respond to my correspondence and

ignore issues that pertain to the existence of a Business Plan.   

Our Board and Management must be held accountable, they have P&L responsibility and are required to communicate P&L statements to owners, shareholders and the entire organization. Hiding any information or problems leads to isolation from the Sun City owners, and ultimately distrust. 

In the past, many Sun City home-owners have pointed out the pitfall of operating a Business without a Standard Business Plan only to be ignored or ridiculed.

I would expect a reply, however I am not that naive.

Al Jacobs,
This and previous Boards and Management (ED) refused to implement a standard 101 Business Plan that includes a P&L statement. Is it possible that a P&L would hold the Board & Management accountable for the millions in losses? What Professional Golf Management Company would get involved with the past history of our SCS politics? Until the Board & Management are held accountable, there is no hope of any change of direction, just more losses of time and money. 

What a poor excuse of a retirement Lifestyle!

Mr. Passmonick,
I acknowledge your many years of experience with CIC communities and your contributions to our community.  Thank you for your service.  However, with all due respect....our ' unneeded and uncontrolled losses' is not relevant in such negotiations.  A Golf Management Company is not interested in past performance.  If such was profitable we wouldn't seek outside help.  What is relevant is the 'potential' income stream from the golf properties, the condition of the courses and course location to name just a few considerations. 
To the best of my knowledge, we are the only Del Webb community in Clark County that manages it's golf courses.  All others are managed by an outside agency. Aliante, Anthem, MacDonald Ranch... all managed by a Golf Management Company, not the Association.  And of course... though not Del Webb properties, Sienna, Angel Park, Las Vegas National....etc, etc,  all managed for their owners by a Golf Management Company.
Am I correct?
Heck.... we might even have to throw some bucks in the pot to have someone 'save' us from ourselves but that would be a lot cheaper than the losses you repeatedly report....

Crosswhite - How can anyone on the Board have the answer when they have proven they have little to no idea how to run and operate SCSCAI.  Contracts with golf Management companies vary based on the needs of both, the HOA and the golf Management company.   Also a good bargainer can obtain much if in a position of
strength,  rather then in a negative position.   Where would you think SCSCAI stands in a bargaining position, with millions in uneeded and uncontrolled losses, and with one course lucky to have only near 2% of SCSCAI stepping on the course?

In a message dated 4/14/2011 4:27:45 PM Pacific Daylight Time, suncityjanedwards@gmail.com write   I may be wrong but as I understand it.... the Golf Management Company takes over complete management of the course including all maintenance costs.  We pay nothing.  In exchange, they get a substantial portion of all Green fees. (Shucks.... maybe all of it, I'm not sure.)  Someone on our Board must have that answer... I'm told it has been explored before?

    Norman, Kathy & ALL Sun City Members/voters: Director Gelbman statement; "this Association would be far better off if that group allowed the Association to operate in accordance with the CC&Rs" says it all. Another observation is; that the Bjonerud, McCanna, VILLAGE VOICE, SUN CITY NEWS supporters (that group) don't  criticizes any BoD members that they support.(Hmmmmm) The only show of support is for the Directors that favor; controlled communications, resist implementing a Business Plan, Bad Management and continued yearly $$ loses in the millions. Could it be right when Director Gelbman says? "it time for a recall"

    The only Dog the Members have in this fight is; their RETIREMENT LIFESTYLE & MONEY

    Dear Assembly members of the Subcommittee on Judiciary:

    My name is Dwain A. Kramzar and I am a member/homeowner of SCSCAI in Las Vegas, NV. I want to express my support of AB 448, which will be heard on Thursday, April 7, 2011 in Assembly Subcommittee on the Judiciary. The retirement lifestyle outlined in our governing documents has been superceded due to the influence of the HOA Attorney/lobbyist on our common interest community. I ask you to please SUPPORT AB 448, this will help restore the original intent of our governing documents.
